IT/ITES

Trivandrum hosted the first IT Park, termed Technopark, in India during early 90’s. It took some time for Trivandrum to establish as an IT/ITES destination. Now Trivandrum Technopark is the single largest IT Park in India with a built up space of more than 2 million sqft of built up space and another 2 million sqft under construction spread across more than 500 acres. The single largest office space in Kerala is housed by Technopark. The park is home to more than 150 companies. These include IT giants like Infosys,TCS,Tata Elxsi,Ernst & Young,Allianz Cornhill,Mckinsey & Co,IBS Office Tiger,RM Software solutions,Nest to name a few. Companies like Infosys,TCS,UST Global,IBS,Nest,Case Consultants are building their own campuses. Apart from these campuses private players are also taking advantage of the growth by building their own private IT Parks. Technopark is all set up for a massive expansion program by adding another 600 acres which will be implemented as Technopark phase III and Technopark Phase IV, The Technocity. The Technopark phase III is conceived as a pure IT/ITES project whereas the Technocity will be developed as a world-class knowledge township with facilities for IT/ITES,bio-technology. It will have facilities like shopping malls, recreation centres, banking facilities, educational institutions, entertainment, hotels and restaurants. The GOK is enhancingthe supportive infrastructure projects like rail, road, and air connectivity always associated with these kinds of massive projects. Trivandrum is the only landing station chosen by Reliance Communication’s for their Flacon Submarine optical fibre cable which connects to the international FLAG network. It has a maximum capacity of 2.56 Terabits per second.

The above mentioned facts substantiate that Trivandrum is the true IT hub of Kerala and anydecision to invest in IT/ITES sector in Trivandrum will give guaranteed favourable results.

Hospitality

The sudden growth in sectors like IT, Tourism, Education has increased the demand for hospitality. Trivandrum is the only place in India where Charted Fight touches down the Trivandrum International Airport even after the tourist season. The Kovalam, Varkala, beach sector has seen the largest number of hospitality growth in the recent history. Even though the numbers have increased still the hospitality sector in Trivandrum is under supplied.  The following factors will surely impact the hospitality sector in Trivandrum.

  • Rise in the international as well as domestic tourists
  • IT/ITES sector.
  • Establishment of Vizhinjam Container Terminal
  • Boom in education sector.
  • The moving population which has increased over the years.

Housing

This is another sector which has shown tremendous growth over the past few years. Till two years back the city has witnessed a moderate growth in the housing sector and was concentrated in and around the city center. Right now the trend has shifted towards the 44 km by-pass road from Parasala – Kazhakootam which will be most futuristic and Techno-Commercial road network in the country with the presence of

  • Vizhinjam International Deep-Sea Port,
  • Kovalam-world renowned tourist destination,
  • Trivandrum International Airport Terminal,
  • Air India-Boeing MRO facility,
  • Brahmos Aerospace Trivandrum Ltd,
  • Vikram Sarabhai Space Center (VSSC),
  • Veli 2nd Railway Terminal,
  • Technopark ,
  • Upcoming Technocity,
  • Infosys Campus,
  • UST Global Campus,
  • TCS Campus,
  • International Convention Centre by Raheja Group
  • Kinfra Film And Video Park and many more

The major factor which draws investors towards the NH Bypass is the availability of land along these stretches. Almost all the leading national builders as well as those in Kerala possess land bank or are in the process of doing so. Some of the leading players include

  • DLF,
  • Plaza Centers,
  • Unitech,
  • Skyline Foundations,
  • Skyline,
  • Condor Group, Dubai,
  • SI Property,
  • Alka Group, Chennai,
  • Tamara Constructions
  • Raheja
  • Nikunjam Constructions
  • Oceanus Constructions
  • Confident Group
  • Heera

Most of these companies are planning to build townships with housing towers ranging from 4-5.

It doesn’t mean that the activities concentrated in the city centers have died down. There also we can see the same trend, but not in the form of townships due to land constraints. Almost all the builders mentioned above are having projects inside the city center.

Retail & Entertainment

This is one sector which the investors have forgotten to tap the real potential of Trivandrum. The major entry in the retail sector was made by Pantaloon India Ltd by opening their first store ‘Big Bazaar’ in Trivandrum. Now they are opening their second store in the city. Their decision to open another store within months after opening their first store assures the retail viability of Trivandrum. ‘The Kshijit Retail Destination’ has started their work on the mall they are planning to build in Trivandrum. This will be the first mall to be opened even if another 6 are in the different stages of constructions. Apart from Kshijit, global giants like ‘Plaza Centers’ are planning big in Trivandrum. They have already acquired the land in the NH Bypass. The list includes

  • Kshijit Retail Destination
  • Plaza Centers
  • Condor Mall
  • Unitech Mall
  • Nitesh Estates
  • Nikunjam Mall
  • Treasure Island
  • Reliance

Adlabs is coming up with a six screen multiplex which is slated to open next year.

The IT/ITES sector along with R&D institutions, Educational Institutions, Technological parks will definitely keep the retail world busy.
